That’s why we’re here to tell you about some important changes to Stamp Duty Land Tax (SDLT) and why acting now could save you thousands. So, what is Stamp Duty Land Tax?
In simple terms, it’s a tax that buyers pay when they purchase property or land in England or Northern Ireland. It applies to all types of buyers, including first-time buyers, those moving to a new home, and people buying an additional property. Right now, there are some pretty generous SDLT thresholds in place. For instance, you don’t pay any Stamp Duty on properties priced up to £250,000. If you’re a first-time buyer, you’re even luckier—you’re exempt from SDLT on homes up to £425,000. But here’s the catch: from 1st April 2025, these thresholds are set to change. The tax-free limit for everyone drops to £125,000, and for first-time buyers, the tax-free cap on properties will reduce to £300,000. That means, for many buyers, the SDLT bill will double—or worse.
How does it work?
Let’s look at a quick example. Say you’re buying a £300,000 home. Right now, you’d pay £2,500 in SDLT. Come April 2025, that same property would cost you £5,000 in Stamp Duty. This is why now is such a great time to make your move and lock in the current rates before they change.
